Sal Cocuzza

Founder & CEO

Sal Cocuzza founded Cato Capital in 2023, bringing decades of hands-on experience across multifamily real estate management/operations, construction, and institutional finance. Today, he personally manages an estimated $12M AUM in residential multifamily real estate.

Alongside incredible partners, Sal personally implements or oversees all financial and administrative responsibilities, leasing and marketing strategies, tenant relations, maintenance and grounds operations, compliance, Section 8 administration, risk management, capital improvements, renovations, and more. This end-to-end operational approach ensures nothing falls through the cracks — and the properties benefit from someone who is fully accountable.

Sal's construction background dates back to 2013, when he founded and operated Cocuzza Construction Group. Over 2024-2025, he had directly overseen the renovation of 125+ apartments across Ohio, Pennsylvania, New Jersey, and New York — often living on-site or deploying first-hand management across geographically distant projects.

Sal is a previous Investment Banking Director, business owner, and entrepreneur. He owned and operated a number of businesses partnered with Fortune 100 and Fortune 500 companies, respectively; in the aircraft, automotive, construction, digital advertising, and luxury retail sectors. Sal graduated from Columbia University with a degree in Financial Economics.

He is an active board member of the Columbia University Alumni Association and the Exit Planning Exchange (NYC Chapter), and holds memberships with the Classic Car Club of Manhattan and the Freemasons of New York and New Jersey.
